The conversation
A call to understand your budget, timeline and what you actually want from property — income, a long-term asset, or a first step. If we're not the right fit, we say so here.

The search
We look for property where improvement creates the value — the kind of stock we've refurbished for other clients for years. You see what we see, including the things that put us off.

The appraisal
Before anything is committed, you get a written appraisal: the property, the planned works, the budget, the programme, and the assumptions behind them — with the risks stated, not footnoted.

Your decision
You decide with your own advisers. We don't provide financial advice, and we'd rather lose a deal than rush one.

The build
Our trades carry out the refurbishment to the agreed scope. You get progress updates and photographs, decisions flagged early, and a single point of contact throughout.

Ongoing management
Once the works are complete the property is let and managed as part of the portfolio. You receive regular reporting on how it is performing — without being the one fielding the calls.
